As you may already be aware, Catalonia has just approved a significant tax reform that will have a direct impact on property purchases. Starting June 27, 2025, new higher tax rates will come into effect — making property acquisition in Catalonia notably more expensive.

What changes are coming?
Property Transfer Tax (ITP) Increases:
Up to €600,000: 10%
€600,000 to €900,000: 11%
€900,000 to €1,500,000: 12%
Over €1,500,000: 13%
20% Flat Tax for Large Holders:If the buyer owns five or more residential properties or more than 1,500 m² of residential space, a flat 20% tax will apply, regardless of the property’s value.Exceptions: This does not apply to social housing developers or non-profit organisations providing housing for vulnerable groups.
Stamp Duty Increase:
For purchases with VAT exemption waived, stamp duty rises from 2.5% to 3.5%.
